Calculated Metrics Breakdown

1. Floor Area: Sum of usable floor space and internal structural dividers.

Floor Area = Carpet Area (A) + Internal Walls Area (B)

2. Plinth Area: Outer envelope boundary enclosing internal structural floor area.

Plinth Area = Floor Area + External Walls Area (C)

3. Built-up Area: Total enclosed unit boundary including semi-enclosed extensions.

Built-up Area = Carpet Area (A) + Internal Walls (B) + External Walls (C) + Verandah (D) + Balcony (E)

4. Super Built-up Area: Unit spatial footprint with allocated shared circulation assets added.

Super Built-up Area = Built-up Area + [Common Area (F) × (Share % (G) / 100)]

5. Circulation Area: Horizontal/vertical transition paths attached to or serving the space.

Circulation Area = Verandah Area (D) + Common Area (F)

Architectural Note on RERA Compliance: While IS 3861:2002 provides the standard engineering approach for spatial estimation, real estate practitioners must note that the Real Estate (Regulation and Development) Act (RERA) enforces a specific legal definition of "Carpet Area." RERA explicitly includes the area covered by internal partition walls within the statutory carpet area calculation, whereas traditional IS 3861 separates internal wall areas from net carpet dimensions.
